- Due diligence of the PRAKTIKER portfolio in Greece consisted of 8 DIY stores on behalf of HSBC Bank Plc acting as bondholder – May ’07
We have been instructed by HSBC Bank to offer due diligence services in the subject acquisition and our main activities included analysis on the access, utilities, environment/contamination, management-maintenance and alterations, statutory requirements, business rates, reviewing and commenting on the technical and legal due diligence reports, indication of current reinstatement cost. The transaction exceeded €150 million.
- Due diligence of “THE MALL ATHENS” shopping centre for the acquisition of a 50% stake of LAMDA OLYMPIA VILLAGE from HSBC Specialist Investments – November ’06
We have been instructed by HSBC Specialist Investments (a subsidiary of HSBC Bank plc) to offer due diligence services for the acquisition of c. 50% of the shares of “The Mall Athens” shopping centre from Lamda Olympia Village S.A. (Latsis Group). The scope of the due diligence work was similar to the activities referred in the abovementioned instruction regarding the PRAKTIKER portfolio. The transaction exceeded €204 million.
- Property Due Diligence of 27 assets on the instructions of EUROBANK PROPERTIES REIT for the floating in the Athens Stock Exchange (IPO) – February ’06
Savills Hellas has been instructed by Eurobank Properties to cooperate with CITIGROUP in the due diligence process regarding the valuation of its portfolio of assets (27 properties) for the formation and initial public offering of a new Real Estate Investment Company (REIC) on the Athens Stock Exchange. The total value of the portfolio exceeded €270 million. The due diligence included activities such as inspections, assessment of risks and liabilities, technical and regulatory due diligence, check measurements etc. We also assisted in the drafting of certain sections (real estate market overview) regarding the Offering Memorandum.
- Property Due Diligence of the DIXONS portfolio in Greece and Romania consisted of 15 assets on the instructions of P. KOTSOVOLOS A.E.B.E. (subsidiary of DIXONS) – February ’06
Savills Hellas was instructed by Dixons to value and organize the necessary due diligence for its portfolio of assets (15 retail assets and 1 warehouse unit) in order to proceed with the formation of a data room to assist investors in submitting binding offers for the sale and leaseback transaction of the subject assets. Our activities included inspections, assessment of risks and liabilities, technical and regulatory due diligence, check measurements etc. We also produced an information memorandum which was circulated to a limited number of Greek and foreign investors.
- Property Due Diligence of the ETHNIKI AKINHTON warehouse facilities in Athens for its merger with the NATIONAL BANK OF GREECE – July ’05
Savills Hellas was instructed by the National Bank of Greece to evaluate the warehouse properties of the company in Attica and Thessaloniki and proceed with a real estate due diligence for the merger of the company to the National Bank of Greece. Savills co-operated with CSFB who was appointed coordinator and financial advisor of the merger. The due diligence activities included inspections, technical and regulatory due diligence, check measurements etc.
- Property Due Diligence of the CHAMPION portfolio in Greece consisted of 16 supermarkets on the instructions of DEUTSCHE BANK AG – October ’03
Savills Hellas was instructed by Deutsche Bank Private Equity and Eurobank Properties S.A. to proceed with a valuation and due diligence for the acquisition of a portfolio of 16 supermarkets in Greece. Savills carried out a real estate due diligence and part of the activities involved visits in the data room which was held in the Carrefour offices in Athens, inspections and measurements of all properties, technical and regulatory assessment, analysis of the suggested master lease as well as of the individual leases etc. This was one of the first sale and leaseback transactions of supermarkets in Greece
